Boiler Repair From Technicians Who Know Boilers

Boilers work differently from furnaces, and they need a technician who understands them. BOSH Home Solutions repairs gas, oil and propane boilers across Bucks County, Montgomery County and Northeast Philadelphia, including hot water and steam systems, older cast iron boilers, and modern high-efficiency and combi boilers. Whether your home has radiators, baseboard or a boiler that also makes your hot water, our technicians know how to get the heat back on.

Our trucks carry common boiler parts, so many repairs are finished on the first visit. You’ll get a clear explanation and upfront pricing before any work starts, and the diagnostic fee is waived when we do the repair. If your boiler quits on a cold night, call us for same-day emergency service.

Hot Water Boiler Repair

Hot water boilers heat your home by pumping water through radiators or baseboard. When rooms go cold, the cause is often a failed circulator pump, a stuck zone valve or air trapped in the system. A bad aquastat, the control that keeps the boiler water at the right temperature, can also stop the heat or let the boiler run too hot. Leaks at fittings, valves or the boiler itself need fast attention too, since a small drip can turn into water damage or a low-pressure lockout.

Pressure matters too. Most hot water systems run at about 12 to 20 PSI. If the expansion tank is waterlogged or the fill valve is failing, pressure can climb until the relief valve discharges water. We find the cause, fix it and bleed the air so every radiator heats evenly. We also check the circulator, zone valves and controls on every visit so small problems don’t turn into no-heat calls.

Steam Boiler Repair

Steam heat is common in older homes across Bucks County and Northeast Philadelphia, and it has its own set of problems. Low water in the boiler, a faulty low-water cutoff or a pressuretrol set too high can shut the boiler down or make it short cycle. A steam boiler should run at very low pressure, usually under 2 PSI, so the pressuretrol has to be set correctly for the system to heat evenly.

Banging pipes and spitting radiator vents usually point to water trapped in the piping, often from pipes that have lost their pitch, or to failed main or radiator vents. We repair one-pipe and two-pipe steam systems, replace vents and controls, and check the piping so steam reaches every radiator quietly. We also check the water level and sight glass, and flush the low-water cutoff when it needs it.

Gas and Oil Boiler Repair

On gas and propane boilers, we repair igniters, flame sensors, gas valves, inducer motors, pressure switches and control boards. High-efficiency and combi boilers also have a condensate drain, and a clogged or frozen drain line can lock the boiler out. Combi boilers that make your hot water as well as your heat get the same careful diagnosis, including the heat exchanger and diverter valve.

On oil boilers, we service burners, nozzles, oil filters, pumps, ignition transformers, cad cells and primary controls so the boiler lights reliably and burns clean. If your oil boiler is getting older, we can also talk through converting to gas or a heat pump. Every repair ends with a check of the burner, venting and safety controls.

Signs Your Boiler Needs Repair

Cold radiators or baseboard

Some rooms, or the whole house, stay cold while the boiler runs.

Banging or gurgling

Loud knocking in the pipes or gurgling in the radiators.

Pressure out of range

The gauge reads well above or below its normal range.

Leaks or a dripping relief valve

Water around the boiler or dripping from the relief valve pipe.

Won’t fire or locks out

The boiler won’t light, or it shuts down and shows a fault code.

Combi boiler with no hot water

The heat works but the taps run cold.

Quick Checks Before You Call

These simple checks sometimes get the heat back on. If they don’t, give us a call.

Thermostat

Set to Heat, a few degrees above room temperature, with fresh batteries.

Boiler switch and breaker

The emergency switch near the boiler is on, and no breaker has tripped.

Pressure gauge

On a hot water boiler, the gauge should read about 12 to 20 PSI.

Steam sight glass

On a steam boiler, the glass should be about half full. Don’t add water to a hot boiler.

Reset button

If the boiler has locked out, press the reset only once. If it locks out again, call us.

Boiler Safety and Carbon Monoxide

Every boiler has safety controls that protect your home. The relief valve keeps pressure in check, the low-water cutoff shuts the boiler off before it runs dry, and the flame safeguard stops the fuel if the burner doesn’t light. We test these controls on every repair and inspect the flue and venting to make sure exhaust leaves your home safely. If a safety control keeps shutting the boiler down, it’s doing its job, and the cause needs to be found rather than bypassed.

A blocked flue or a cracked heat exchanger can let carbon monoxide into your home, so keep working CO detectors near bedrooms and on every floor. Detectors are inexpensive and are your only early warning, since carbon monoxide can’t be seen or smelled. If you smell gas or your CO alarm goes off, leave the house and call your gas utility or 911 from outside. Once it’s safe, we’ll find and fix the cause.

Repair or Replace Your Boiler?

There are numerous factors to consider. A BOSH technician can help you weigh a repair against a replacement.

Age

Many boilers last 20 years or more, and cast iron boilers often last longer.

Cracks and leaks

A cracked section or a leaking heat exchanger usually means it’s time to replace the boiler.

Efficiency

A new high-efficiency boiler can use noticeably less fuel than an older one.

Repair history

Two or more major repairs in a few years usually means more are coming.

An air vent or flame sensor costs far less than a circulator pump, gas valve or control board.

Parts for older or discontinued boilers can cost more and take longer to get.

Piping and access

Repairs that involve the piping, or boilers in tight spaces, take more time.
